Redevelopment

  1. The term redevelopment generally refers to new construction that occurs within an existing developed area, commonly one that is older and has a land use pattern and related conditions that are in need of some level of improvement. It may be as simple as developing a vacant lot (“infill development”) or it could involve demolition of some or all existing structures that are not suitable for new use(s), or some combination. To date, Miramar’s experience with redevelopment covers a wide range of projects and includes both the private and public sectors, as shown here.

“We are very excited to bring to the City of Miramar a grocery-anchored retail center featuring a high-quality mix of local and national shops and dining establishments. The first-rate City staff combined with the site’s highly visible location made Miramar a natural choice for our project.”

Miramar is one of the few cities with attractive land tracts still available. That, and their willingness to work diligently with us to make this development happen… it’s been one of the easier transaction agreements I have entered into in years.”

Pinnacle Communities to Develop Miramar’s First-ever Affordable Housing Rental Community for Seniors

Pinnacle Communities will develop the City of Miramar’s first-ever, luxury-style senior affordable housing community, Pinnacle at La Cabaña, which will feature 100 one- and two-bedroom apartments, with planned amenities that include a clubhouse with a fitness area, cyber-cafe/game room, fitness area, and outdoor recreation area. Residents will be age 62 years and older and rental rates will be income-restricted, based on area median income.

The opportunity to apply for these highly-competitive, low-income housing tax credits from the Florida Housing Finance Corporation, induced with a loan commitment from the City of Miramar, proves to us we selected the right City as a partner; one who is willing to go the distance with us to provide a much-needed residential solution for its elderly population.

Timothy P. Wheat, Regional Vice President
Pinnacle Communities

Miramar has always been proud to say that we care for our residents from “rocking chair to rocking chair.” From birth to their elder years, we want our residents to know that we are here for them, and we hear them.
